About Golden Sands

Golden Sands is one of the larger master-planned residential neighbourhoods at the eastern end of Pāpāmoa, in the area generally known as Pāpāmoa East. It sits inland of the dunes, a short distance back from the ocean beach, and forms part of the wave of growth that has made Pāpāmoa one of New Zealand's fastest-growing communities over the past two decades.

The neighbourhood was laid out from former farmland to a deliberate plan rather than piecemeal, with streets, reserves, schools and a nearby town centre designed to sit together. The result is a recognisable character: predominantly newer homes, generous footpaths and shared paths, pocket reserves and play spaces threaded between the streets, and a strong family feel. Building has continued in stages over the years, so you'll find established streets alongside newer release areas that are still filling in.

It suits a clear set of households. Families are drawn by the two local primary schools, the parks and the safe, walkable streets. First-home buyers and downsizers are drawn by the mix of housing - freestanding homes alongside duplexes, terraced and medium-density options - which spans a range of sizes and price points for the area.

Parks, reserves & getting around

Green space is one of Golden Sands' defining features. The neighbourhood is laced with small reserves and play spaces, and it sits close to the larger public reserves that anchor Pāpāmoa East's recreation. The biggest of these is Gordon Spratt Reserve on Domain Road - the civic and sporting heart of the eastern end, with sports fields, a playground, skate park, pump track, tennis courts, free electric BBQs and a tsunami evacuation mound.

Getting around on foot or by bike is genuinely easy here. The area connects into the network of drainage and stormwater reserves that run roughly parallel to the coast, locally known as Te Ara o Wairakei - a chain of linked walkways and cycleways with boardwalks, ponds and wetland planting that lets you move between neighbourhoods well away from traffic. Shared paths and crossings tie the residential streets into this wider green network.
