Karaka Pines Papamoa is a lifestyle-focused retirement village at 84 Simpson Road - one street back from the beach, with a direct walkway that leads to Pāpāmoa Beach Road and the sand. It is part of the Karaka Pines Villages network, which operates across New Zealand on a financial model that differs from most retirement villages in the country.
The village offers a selection of homes from stylish 2-bedroom duplexes to spacious 3-bedroom standalone houses. Residents are close to The Sands Town Centre, which offers supermarkets, cafes, restaurants, medical services and boutique shopping within minutes. The on-site sales manager, Trudi Andersen, is available Monday to Friday from 10am to 4pm to show prospective residents through the village and answer questions.
Community life at Karaka Pines is designed to be independent but connected. Residents can make as much or as little use of communal activities as they like, with Pāpāmoa Beach, local cafes and the wider Tauranga area easily accessible.
Most New Zealand retirement villages charge an exit fee of up to 30% of the original purchase price and keep 100% of any capital gain.
